Fall has officially arrived in Central Texas! 🍁 The temperatures are finally starting to cool down (at least by Texas standards!), pumpkins are appearing on front porches, and Halloween is right around the corner.
But the weather isn't the only thing changing. The Greater Austin real estate market is shifting, and whether you're thinking about buying a home, selling your current property, or simply wondering what your house is worth, the latest market trends deserve your attention.
September 2026 brought a combination of stabilizing home prices, increasing inventory, and slowing buyer demand. While those changes present challenges for some sellers, they're also creating opportunities for buyers who have been waiting for a little more negotiating power.
So, is the Austin housing market becoming a buyer's market? Are home prices going down? And is fall a good time to buy or sell in Round Rock, Georgetown, Cedar Park, Leander, or Austin?
Let's break down the numbers and what they mean for your next move.
📊 September 2026 Greater Austin Housing Market Statistics
Here's a snapshot of the latest housing market activity across the Greater Austin area.

The biggest takeaway? Home prices are stabilizing, but buyer demand is softening as more properties enter the market.
This is creating a more competitive environment for sellers and potentially better negotiating conditions for buyers.
📈 Austin Home Prices Are Stabilizing After Summer Declines
After two consecutive months of declining home prices, September brought some welcome stability to the Austin housing market.
The median sold price increased slightly to $415,360, a modest 0.3% increase from August and virtually unchanged from September 2025.
Meanwhile, the average sold price reached $567,222, representing a 4.4% increase compared with last year.
At first glance, that average price increase might suggest that Austin home values are rising again. However, there's more to the story.
Average price per square foot actually declined to $245, while the median price per square foot slipped to $207.
This suggests that September buyers were purchasing larger homes rather than necessarily paying more for comparable properties.
My perspective: A stable market is not necessarily a bad market. After several years of significant price swings, greater stability can help both buyers and sellers make informed financial decisions.
For homeowners in Round Rock, Georgetown, Cedar Park, Pflugerville, and surrounding communities, remember that regional statistics don't always reflect what's happening in your specific neighborhood.
Property values can vary significantly based on location, condition, upgrades, school district, lot size, and current competition.
That's why a neighborhood-specific market analysis is far more useful than relying solely on a regional median price.
🏘️ More Homes Are Hitting the Market as Buyer Demand Slows
One of September's most important developments was the growing difference between new listings and buyer activity.
New listings increased 7.9% year over year to 3,785 properties.
At the same time, pending home sales declined 5.9% compared with September 2025 and fell 14.4% from August.
That monthly decline was significantly larger than the typical seasonal slowdown experienced last year.
What does this tell us?
Buyers are becoming more cautious, particularly as mortgage rates and monthly housing costs continue to influence affordability.
Meanwhile, more homeowners are deciding to put their properties on the market.
The result is a market where buyers have more choices, and sellers face increased competition.
Is Austin Becoming a Buyer's Market?
September ended with 5.3 months of housing inventory, up from 4.9 months in August.
Generally speaking, approximately four to six months of inventory is considered a relatively balanced housing market, although conditions vary by location and price range.
With inventory approaching the upper end of that range, buyers are gaining additional negotiating opportunities.
However, this doesn't mean every home is selling at a substantial discount.
The median sold-to-list price ratio was 98.1%, meaning the midpoint of sold properties closed at approximately 98.1% of their final asking prices.
Homes that are priced appropriately and presented well can still attract serious interest.
Overpriced properties, on the other hand, may face longer marketing times and greater pressure to reduce their asking prices.
🔑 Buying a Home in Greater Austin: Why Fall 2026 Could Offer Opportunities
If you've been thinking about buying a home in Austin, Round Rock, Georgetown, Cedar Park, Leander, Pflugerville, or surrounding Central Texas communities, this fall may offer advantages that weren't available during the more competitive spring market.
1. More Homes to Choose From
With new listings increasing, buyers have a broader selection of available properties.
This can make it easier to compare neighborhoods, floor plans, amenities, and pricing without feeling pressured to make an immediate decision.
2. Less Competition From Other Buyers
Fewer pending sales suggest that some prospective buyers are waiting on the sidelines.
For qualified buyers who are ready to move forward, reduced competition can create opportunities to negotiate favorable contract terms.
3. Opportunities for Seller Concessions
One of the most valuable negotiating tools in today's market may be seller-paid closing costs or mortgage rate buydowns.
For example, instead of asking a seller to reduce the purchase price by $8,000, a buyer might negotiate an $8,000 concession toward allowable financing costs.
Depending on the loan program, interest rate, and lender requirements, this could potentially provide more immediate monthly payment relief than an equivalent price reduction.
Every situation is different, so it's important to evaluate the numbers with your lender.
4. More Time to Make an Informed Decision
With homes averaging 86 days on the market, buyers may have more time to evaluate their options, review property conditions, and negotiate repairs or other terms.
Of course, desirable homes that are competitively priced can still sell quickly.
My advice to buyers: Purchase based on a monthly payment you can comfortably afford today. If mortgage rates improve in the future, refinancing may become an option, but don't make that your primary financial strategy.

🏷️ Selling a Home in Austin: Pricing and Marketing Matter More Than Ever
For homeowners considering selling in late 2026 or early 2027, understanding today's market conditions is essential.
The days of simply putting a sign in the yard and expecting multiple offers within a weekend are largely behind us.
Today's buyers have more options, are carefully evaluating affordability, and are paying close attention to property condition.
That means sellers need to be more strategic.
Price Your Home Correctly From the Beginning
One of the biggest mistakes sellers can make in a slower market is pricing their home based on what similar properties sold for during a stronger market.
Buyers are comparing your property with what's available today, not what sold at the peak of the market.
Starting too high can lead to fewer showings, extended days on market, and eventual price reductions.
A competitive initial price can help generate stronger interest while the listing is fresh.
Presentation Makes a Difference
Buyers are increasingly selective about properties that require repairs or cosmetic improvements.
Simple updates such as fresh paint, landscaping, professional cleaning, and minor repairs can improve a home's presentation.
Not every improvement will generate a positive return, however, so it's important to prioritize updates that make financial sense.
Professional Marketing Is Essential
In a market with increasing inventory, exposure matters.
A comprehensive marketing strategy should include professional photography, compelling property descriptions, online syndication, video marketing, social media advertising, and targeted outreach to qualified buyers and real estate professionals.
At Sean Harden Realty®, I believe every property deserves a marketing strategy tailored to its unique features, target audience, and competitive position.
Consider Buyer Incentives
When mortgage rates are elevated, buyers may respond positively to seller-paid closing costs or interest rate buydowns.
These incentives can help improve affordability without necessarily requiring a substantial reduction in the asking price.
My advice to sellers: Don't chase the market downward with repeated small price reductions. Develop a realistic pricing and marketing strategy before your home goes live.
💰 What's My Home Worth in Today's Greater Austin Market?
One of the most common questions I hear from homeowners is:
“Sean, what do you think my house would sell for right now?”
It's a great question, and the answer depends on much more than an automated online estimate.
Your home's value is influenced by several important factors, including:
-
Recent comparable sales in your neighborhood
-
Current active listings and competition
-
Property condition and improvements
-
Square footage, floor plan, and lot size
-
Location, neighborhood amenities, and market demand
-
Current buyer activity and financing conditions
An automated valuation may provide a general starting point, but it cannot always account for your home's unique characteristics or improvements.
That's why I offer homeowners throughout Greater Austin a complimentary, personalized home valuation.
Whether you're planning to sell soon, considering a move in 2027, or simply curious about your property's value, understanding your position in today's market is a smart first step.

This is another question I'm hearing more frequently.
Historically, spring tends to bring increased buyer activity to the Greater Austin housing market.
However, more buyers can also mean more competing listings.
Waiting until spring doesn't automatically guarantee a higher sales price.
If you need to sell before the end of 2026, the right pricing strategy and buyer incentives may help you achieve your goals.
If your timeline is flexible, preparing your home now could put you in a stronger position when the spring selling season arrives.
My recommendation is to evaluate your specific circumstances, including your property's current market value, carrying costs, equity position, and future housing needs.
A personalized selling strategy is always more valuable than trying to predict the perfect month to list.
🔮 What's Ahead for the Austin Housing Market?
Looking toward the final months of 2026, several trends deserve attention.
Buyer demand has slowed, and September's decline in pending contracts could translate into fewer closed sales during October and November.
Inventory has increased, giving buyers more options and creating additional competition among sellers.
Meanwhile, median home prices have remained relatively stable, suggesting that the market is adjusting through slower activity rather than dramatic regional price changes.
Mortgage rates will continue to play an important role in affordability and buyer confidence.
No one can predict exactly where rates or home prices will go, which is why I encourage clients to focus on their individual goals rather than trying to time the market perfectly.
The bottom line: The Greater Austin housing market is not standing still. It's evolving, and understanding those changes can help you make better real estate decisions.
