March is here, which means the spring real estate market is getting underway. The February housing data for the Austin area is in, and the numbers are giving us a clearer picture of what to expect as we head into the busiest time of the year.

February Market Recap – Austin Area

The February data shows a market that is gaining momentum while prices continue adjusting slightly, creating a more balanced and healthier real estate market.

Key February Stats:

  • Total Sales: 2,102 homes sold (+7.5% year over year)
  • Pending Sales: Up +10.2%
  • New Listings: Up +5.1%
  • Active Listings: Up +8.6%
  • Median Sold Price: $407,731 (-4.7% year over year)
  • Average Days on Market: 111 days
  • Months of Inventory: 5.3 months (balanced market)

What This Means:

  • More homes are selling
  • Buyer activity is increasing
  • Inventory is rising
  • Prices have adjusted slightly
  • The market is becoming more balanced

One of the most important indicators is the 10.2% increase in pending sales, which tells us that buyer activity is increasing as we move into the spring market.

What This Means for Buyers and Sellers

For Buyers:

Inventory has increased, prices are slightly lower than last year, and there is less competition than we saw during the pandemic market. If interest rates improve later this year, buyers who purchase now may also have the opportunity to refinance later.

For Sellers:

The market is still healthy, but it is more price sensitive than it was a few years ago. Buyers have more options and are negotiating more. Homes that are priced correctly and prepared well are still selling, while overpriced homes are taking longer to sell. With average days on market now at 111 days, pricing and strategy matter more than ever.

Final Thoughts

The Austin real estate market appears to be stabilizing as we head into the spring, with improving buyer activity, increasing inventory, and more balanced conditions overall. Spring is typically the busiest time of the year for real estate, and the early indicators suggest we may see stronger activity this year than we saw in 2025.
